Exeter City Supporters Trust had approved the proposal of a new training building at their Clifford Hill Training Ground.

With significant investment into the infrastructure of the ground over the past few years, the temporary building, which was being used by players and staff, dated back to the 1970’s and was well overdue to be replaced.

With the work scheduled and ready to commence, the devastating news was received by the Club and the Trust that the contract could no longer be fulfilled, and the future of the building was uncertain.

Having met with Modulek at concept design stage of the project, an urgent call was answered to step in, pick up the project and still deliver within the original specified time period.

Modulek’s project delivery team quickly put in place a revised cost and build schedule which would rescue the project, put it back within an affordable budget and be delivered and operational by the date required.

Swiftly approved by the Club and the Trust, site mobilisation and offsite production was instructed, and the brand-new training pavilion was back on schedule.

The new building was designed to accommodate state of the art gym and fitness facilities for its players along with physical treatment rooms, first team and academy changing rooms, laundry, kit, and boot rooms.

The same working environment considerations were given to the staff who work at the club. A large bright open plan office area for the academy staff team, meeting and analysis rooms and flexible office space for management and directors.

As a central hub point of the building a bright and open canteen and dining area was designed to create a shared space for players and staff to eat together. A terrace with covered outdoor seating so that the staff, players, and visitors could sit outside and overlook the training pitches.

Modulek provided a turnkey solution, so that the club were able to continue with business as usual, on and off the pitch, whilst also watching the delivery, install and fit out. In only a few short weeks the building was complete and ready to hand over and move straight into.

The new Clifford Hill Training Ground Facility was officially opened on the 29th June 2023 by His Majesty’s Lord Lieutenant of Devon, David Fursdon.
